LETTING SERVICE

Lettings through our agency are conducted in accordance with the Assured Shorthold Tenancy, Section 19a of the Housing Act 1988 as amended by the Housing Act 1996. The minimum letting term is six months. Rent is payable monthly in advance.

We offer a full letting and management service which includes:-

bulletParticulars are drafted which will describe the property and its attributes, including a detailed account of the accommodation. Prior to distribution, a copy will be submitted to you for your approval.
bulletColour photographs are used to depict the property in its best light. These are included within particulars and used in displays for both our Bollington and Poynton office windows.
bulletViewing arrangements can be tailored to suit your needs. These can be accompanied by us if required - both in and out of office hours.
bulletParticulars are distributed on our mailing list. Links with local employers keep us in touch with relocation schemes so that the relevant details can be distributed to employees moving into the area.
bulletArrangements are made for press advertising, marketing on the Internet and the erection of a 'To Let' board (if required).

Once an application for the tenancy is received:

bulletThe appropriate references are taken on the applicants.
bulletTenancy agreements are drawn up and an inventory collated.
bulletArrangements are made to transfer the accounts for gas, electricity, telephone, water and council tax into the tenants names.
bulletAn appointment is made for the ingoing. The first month's rent and the dilapidation deposit are collected.
bulletThe ingoing is conducted at which time the inventory is checked through, meters read and the keys handed over.
bulletThe letting is conducted having regard for the latest laws and regulations.

Once a tenancy comes to an end:

bulletThe tenants are met at the property once they have cleared their belongings. The inventory and condition of the property are checked. Meter readings and a forwarding address are taken. Keys are collected.
bulletArrangements are made for the return of the deposit. Service companies / authorities are advised of the change of occupancy.

Management Service

bulletCollection of monthly rent and accounting to you.
bulletPeriodic inspections of the property.
bulletArrangement and supervision of maintenance and repairs as required.
bulletArranging safety checks etc. to ensure compliance with latest laws and regulations.
bulletArrangement and execution of extensions to tenancy agreements as and when required.
bulletLooking after the general well being of the property.
bulletThere is no charge for management should the property be vacant between tenants.
