Our Letting and Management Service

We have extensive experience of successfully letting and managing properties through both our offices across the South Manchester, East Cheshire, and High Peak areas. A personalised, professional and accountable service for landlords has resulted in a strong positive reputation and regular business through recommendation. Good links with relocation companies are also a result of this.

We are regulated by the Royal Institution of Chartered Surveyors which means we have a strict code of conduct to follow, and are subject to regular audits. Lettings through our agency are conducted in accordance with the appropriate Assured Shorthold Tenancy legislation.  

A FREE pre letting appraisal service is offered, at which time we can provide advice on all aspects of letting including advice specific to your property.

Letting Service

Finding the right tenants for your property is crucially important. We undertake comprehensive referencing including financial, employment, character and address status on prospective tenants. We take the trouble to secure responsible, careful tenants who pay their rent regularly whilst looking after your home.

Marketing

Marketing will include the following:

  • Particulars are drafted which will describe the property and its attributes, including a detailed account of the accommodation, photographs and floorplans. Prior to distribution, a copy will be forwarded to you for your approval.
  • Professional quality photographs are used to show the property in its best light. These are incorporated within the particulars. They are also used in office displays in both our prominent Bollington and Poynton branches.
  • Viewing arrangements can be tailored to suit your needs. We will accompany prospective tenants - both in and out of office hours.
  • Particulars distributed to people registered on our extensive mailing list database, and email alerts to those registered with internet portal sites. Links with local employers and relocation companies keep us in touch with relocation schemes so that the relevant details can be distributed to employees moving into the area.
  • Marketing on the Internet is arranged on our own website, and also through portal sites, including OnTheMarket and Rightmove.co.uk to give maximum coverage. Full brochure details with photographs of your property will be available online for potential tenants to browse and download.
  • Arrangements are made for the erection of a 'To Let' board (if required).

All of the above marketing services are carried out on a ‘no tenant no fee’ basis’.

 Once an application for the tenancy is received:

  • The applicants are interviewed and details of appropriate referees are taken. These include employment, banking and financial, previous landlords, and personal character references as appropriate. We take the trouble to collate all references ourselves rather than using a referencing agency as this allows us to build a better and more tailored profile of applicants.
  • A detailed inventory is collated. 
  • A tenancy agreement is drawn up. (We will also attend to the arrangement and execution of extensions to tenancy agreements).
  • An appointment is made for the ingoing. The first month's rent and the dilapidation deposit (usually the same as a month’s rent) are collected. Arrangements are made for the signing of tenancy agreements and other associated documents.

At the time of the ingoing:

  • We will meet the tenants at the property. A comprehensive set of photographs is taken showing the condition of all parts of the property, fittings and furniture.
  • The inventory is checked through and signed with condition ratings given to furnishings and fixtures. Meters are read and the keys handed over.

Following the ingoing:

  • Utility companies are notified of meter readings to transfer the accounts for gas, electricity, water and council tax into the tenants names as appropriate.
  • We will account to you with full details of the tenancy.
  • The letting is completed having regard for the latest laws and regulations. 
  • Towards the end of any fixed term tenancy agreement whilst the tenants are resident we will liaise with the tenants and yourself so that arrangements can be made for the renewal of tenancy agreements, if required, as appropriate. 

Once a tenancy comes to an end:

  • The tenants are met at the property once they have cleared their belongings and completed cleaning. The inventory and condition of the property are checked. Meter readings and a forwarding address are taken. Keys are collected.
  • Arrangements are made for the return of the deposit as appropriate. Utility service providers / authorities are advised of the change of occupancy.

Management Service

Under our Management Service we will arrange: 

  • Collection of monthly rent and accounting to you.
  • Periodic inspections of the property to ensure that your property is being looked after and kept in good order.
  • Arrangement and supervision of maintenance and repairs as required. Unlike many agents, we do not charge landlords a commission on top of the tradesman’s invoice, or receive commission from tradesmen. Prior to instructing contractors or arranging for quotations, and where appropriate, problems are investigated and assessed by us to check that these cannot be easily resolved, and also the responsibility for cost of repair/replacement.
  • Arranging safety checks etc. to ensure compliance with latest laws and regulations.
  • Looking after the general well being of the property.
  • Arrange for any necessary cleaning or redecoration work to be carried out at the property between tenants.

There is no charge for management should the property be vacant between tenants.
